Sister Creek Ranch

Sister Creek Ranch, Sisterdale, TX

LOCATION: Sister Creek Ranch is located in the highly desirable part of Kendall County in the quaint community of Sisterdale, Texas.
Rolling green hills, fertile valleys, clean creeks and rivers, and an easy living lifestyle have always made Sisterdale a special place to live or just get away from the bustling 9 to 5 of the big city.

To many, this area is the prettiest part of the Texas Hill Country. The grass greener, the rivers and creeks cleaner, the wildlife more abundant, and the hills more majestic. Native American Indians roamed this country for centuries, living off the plentiful wild game and varied vegetation. The area is loaded with history and well known for its winery, BarBQ, and dancehall where Brooks & Dunn filmed their hit song "Red Dirt Road".

Approximately 10 miles from Boerne, Tx, 28 miles from the shopping, hotels, etc..at The Rim in San Antonio, 64 miles from Austin and 25 miles South of Fredericksburg. This location is well-centered in the Texas Hill Country and easily accessible off paved FM 1376.

TERRAIN: As you enter the ranch you'll drive over the scenic Sister Creek on your private cement bridge passing rock fences and looming Cypress Trees. The rolling terrain featuring a valley of improved grasses climbs to higher elevations that are easily accessible by vehicle. Heritage Oaks, mature Pecans, Elms, vintage Cedar and other hardwoods timber the high ridges that overlook the improved fields. Much of the cedar has been selectively removed so to provide a healthy habitat for wildlife.

The lower valley of improved grass fields located between the heavily wooded areas of the ranch and Sister Creek serves as a magnet to the high concentration of Axis deer, not to mention the whitetail deer, turkey, and other native wildlife.

WATER: Sister Creek Ranch is blessed beyond imagination with an abundance of precious water including 1 mile of Sister Creek West with its Cypress covered canopy, over 1100' of the ever-flowing Guadalupe River, a small tank near the homestead and most recently a 4+acre, 40ft deep lake featuring 2 waterfalls cascading down the rock bluffs and stocked with Bass and Catfish. Kayaking, fishing, and swimming is a favorite past time in the Sisterdale area. Groundwater in this area is solid and wells featured on the ranch consist of 1 windmill, 2 wells at the old Homestead, and 2 solar-powered permitted wells on the higher elevations of the ranch. For more information on area groundwater contact Cow Creek GCD.

IMPROVEMENTS: This ranch is all about land and water. Left from days gone past is the old rock homestead overlooking Sister Creek, numerous barns, one with a room and bath, a party shed with lights and an outdoor fireplace for your friends to gather around, tell tall tales and roast marshmallows. The ranch is perimeter fenced with conventional fencing and roads are easily accessible by truck or UTV. FM 1376 is accessed by a handsome rock and cedar gated entry with automatic entrance and a private cement bridge crosses high above the creek. There is also a deeded 30' easement access from FM 473 to the backside of the ranch giving Sister Creek Ranch not one but two entrances.

Homesites are plentiful on the ranch with some having huge majestic views from the top ridge and/or overlooking the tranquil lake to sites along the bottom valley overlooking Sister Creek or the Guadalupe River including the option to restoring the elder homestead. So many choices!

SUMMARY: It is truly rare to find such an abundance of water features on this size of ranch. Whether you are looking to invest in a one-of-a-kind recreational ranch, a place to build your dream home or a unique property to develop into your vision. SISTER CREEK RANCH merits your attention.
