Dog Tick Ranch

Dog Tick Ranch, Mason, TX

Dog Tick Ranch sits approximately 8 miles East of Mason, Tx in the quaint community of Art, Texas. Small town charm, family-friendly environment, and excellent hunting are what this area of the Texas Hill Country is all about. Art, Texas is about 25 miles West of Llano, Tx, a short 2-hour drive out of Austin and about an hour from Fredericksburg. Mason, Tx is well known as "Tennis Town USA" with a top of the line tennis facility and 16+ ranch tennis courts spotted throughout Mason County.

It's also known for its Blue Ribbon awarded school system, historic Fort Mason and quaint square full of antique stores, shopping, restaurants, and entertainment.

TERRAIN: This 100+ acre ranch has a nice gentle roll to it with slight elevations giving you great views across the countryside towards Shaft Mountain. Exceptional care has been given to this ranch by the owner. The land stewardship is evident throughout from the solar wells that keep the ponds full for the wildlife and cattle to the raw brush left for habitat. Large Oak trees and other varieties exist throughout the ranch giving it a somewhat manicured look without being overdone. The ranch rests at the bottom of a large mountain to the East giving it a snug comfortable and private feel.

WATER: The ranch has multiple ponds throughout giving numerous resources for wildlife habitat. Whitetail and Blackbuck have been witnessed making their way across the fields to water or lay under the brush. One very large pond sitting at the bottom of the neighboring mountain exists due to the runoff from the mountain. This makes an attractive view from the Main home or when out by the pool. The ranch has 5 water wells including 1 windmill. Well logs show anywhere from 1 gpm to a hefty 30 gpm. Most are on solar and maintain the ponds. One is on solar but also hooked up to be put on electric if desired.

IMPROVEMENTS: Dog Tick Ranch's main Texas Hill Country style home has all the amenities of the city. This 4000+sqft home features 3 bedrooms, 2 full baths, 2 half baths, a loft for extra kids, huge pantry/laundry room and handsome office area with built-in shelves. The Chef's kitchen with its massive granite top island is essential for entertaining friends and family. Large side-by-side refrigerator/freezer, Wolf gas stovetop/ovens, extra oven, built-in microwave, chef's pot filler, the list goes on in this great kitchen. Open to the kitchen is a larger-than-life Great Room with rock wood-burning fireplace. Just next to the main home is a quaint 1 bedroom, 1/2 bath bunkhouse for extra guests.

Just outside the Great room is an in-ground pool area situated just right to take in the beauty of the ponds, mountainside, and windmill. Talk about a great place for a nap! The outdoor kitchen features an outdoor grill, stovetop, bar, and TV. Great for watching the games, eating burgers and enjoying your refreshments.

Behind the home is a large insulated barn with 2-20ft wings on each side. This structure is more than enough to store all your tractors and/or toys. The winged areas have served as carports for the owner's various vehicles.

As you drive down the scenic winding gravel road you'll pass a nice set of working pens and stored round bales. It is very evident that this ranch produces a fair amount of hay during the harvest season. Last but not least is the ranch is completely perimeter fenced and cross fenced for easy livestock rotation and a private automatic gate entry giving the ranch a polished look.

FINANCIAL/TITLE: List price $1,800,000. Seller to provide a current survey and basic title insurance.

SUMMARY: Whether you are looking at moving to this area & want to experience simple living or wanting to purchase a getaway ranch to hang your hat, I suggest you put this one on your shortlist.
